What is it?

The proposed development is a 6-story apartment complex on a small lot on a hill that slopes down from Artspace Housing Co-operative to Rowland Road and Riverdale neighbourhood below. The development is known as the Riverdale Lookout Development. The physical address of the site is 9321 - 101A Avenue NW. The development will have approximately 24 units.

This is not a typical development site. The proximity of the site to Artspace above and 93 Street below, the uniquely limited access to the site, as well as the site itself - a small, odd-shaped lot on a hillside - introduces challenges that are not typical of most development sites.

Some of the major issues are:

  • Obstructed vehicle access at the top of the hill, especially for DATS and emergency vehicles, which is already challenging
  • No accommodation for parking is provided for the building in an area where parking is already a significant issue
  • Digging and drilling impacts on surrounding structures
  • Construction staging impacts at and below the site on Rowland Road
  • Access constraints for waste collection
  • Artspace residents with health issues are especially vulnerable to noise, increased traffic, and obstructed access for vehicles and pedestrians
  • Clearing of treed slope impacts wildlife and natural ecosystems
